1. General provisions

1.1 The Provider provides accommodation in the form of short-term and/or long-term rental of the entire Villa Sylvia.

1.2 The contractual relationship between the Provider and the Client is established upon confirmation of the booking and payment of the price of the stay.

1.3 The subject of the contract is the provision of accommodation in the agreed time and scope.

2. Reservation and contract formation

2.1 Bookings can be made by email or via the booking form on the website www.villasylvia.com.

2.2 The reservation is binding only after the full amount of the stay has been paid to the provider's account.

2.3 In the event of non-payment within the stipulated time, the reservation will be cancelled without refund.

2.4 The client is obliged to specify the exact number of persons when booking. Changes in the number of persons must be notified at least 7 days prior to arrival. Late changes will not be accepted.

3. Price and payment terms

3.1 The rental price is based on the client's requirements and the current price list published on the website.

3.2 Payment shall be made by bank transfer to the Provider's account upon confirmation of the booking.

3.3 Cash is collected on boarding:

  • refundable deposit: 100 €

  • one-off cleaning fee: 30 €

3.4 The price includes all standard charges for the use of the property, except for travel insurance.

4. Client's rights and obligations

4.1 The client has the right to the provision of accommodation within the agreed scope.

4.2 The Client shall:

  • use the building in accordance with good manners and follow the instructions of the administrator,

  • pay for the stay in full in advance,

  • to hand over the object in its original condition, taking into account normal wear and tear,

  • report any damage or defects to the Administrator without delay.

4.3 The Client is liable for damages to the property caused by his/her own fault or the fault of persons using the property with him/her.

4.4 In the event of damage, a report will be drawn up. The cost of repair will be deducted from the deposit or invoiced - with a due date of 10 days.

4.5 The Client may not use his/her own electrical appliances, except for common personal devices (e.g. mobile phone, laptop, shaver).

4.6 The client is obliged to assess his/her health in relation to the nature of the stay. The accommodation is used on your own responsibility.

5. Rights and obligations of the provider

5.1 The Provider is obliged to ensure the proper handover of the building, its equipment and the functionality of the basic services.

5.2 In the event of a breakdown, damage or unforeseen event, the Client is entitled to propose an alternative solution or term.

5.3 The Provider is not liable for the health condition of the Client or for damages caused by improper use of the facility.

6. Cancellation policy

6.1 Cancellation of a reservation by the client is subject to the following fees:

  • more than 45 days before your stay - no fee

  • 31 to 45 days before the stay - 50 % of the accommodation price

  • 15 to 30 days before the stay - 80 % of the accommodation price

  • 14 days or less - 100 % of the accommodation price

6.2 Rescheduling is considered a cancellation and is subject to the same terms and conditions.

6.3 Changing the Client's name is free of charge but must be notified in advance.

6.4 In the event that the property cannot be handed over (e.g. due to an accident), the provider has the right to cancel the reservation and offer an alternative date or a full refund.

7. Complaints policy

7.1 If the quality of the services does not correspond to the agreed conditions, the client has the right to make a complaint.

7.2 Complaints shall be settled in accordance with the Complaints Procedure in accordance with the applicable legislation of the Slovak Republic.

7.3 The following are not considered legitimate claims:

  • damages caused by the client,

  • cases excluded from insurance coverage,

  • subjective dissatisfaction unrelated to the contract.

8. Final provisions

8.1 The Client also agrees to comply with Accommodation Regulations, which forms part of these terms and conditions.

8.2 These terms and conditions are published on www.villasylvia.com and are binding for all clients from the moment of booking confirmation.
